The Two Broad Categories

Conventional systems — a tank plus a drain field — work where soil and groundwater cooperate. Alternative systems use treatment technology: advanced treatment units, pumps, engineered media, or drip distribution. They are for clay soils, shallow limestone or bedrock, high water tables, sinkhole areas, and small lots. Virginia requires alternative systems to have a maintenance contract and regular inspections with reporting.

New residential systems in Virginia typically cost $8,000 to $35,000 installed, with conventional systems at the lower end and alternative systems at the higher end. That is a typical overall range, not a quote.

What Decides Which One You Need

A soil evaluation by a certified evaluator or the health department. In Rockingham County, permitting runs through Rockingham County Environmental Health via the Central Shenandoah Health District. Setbacks from wells, property lines, streams, sinkholes, and the house also shape what is possible on a lot.

Questions Worth Asking Any Installer

  • Was a conventional system approved, or is an alternative required — and can I see the soil evaluation?
  • What are the annual maintenance and inspection costs, and who provides the service contract?
  • Does the quote include excavation, stone, tank, permits, electrical, and final grading?
  • What is the warranty on the unit and the workmanship?

If your current system is failing, start with the Septic Repair & Drain Field Repair page — repair may still be possible.
