The Law: HB 2671
Since July 2025, Virginia law (HB 2671) requires a septic inspection at property transfer, documented for the transaction. If a sale is on the horizon, plan for it like you plan for the appraisal — early.
What Sellers Need to Know
- Schedule early — at listing, or before. Inspectors book up in spring and summer.
- A pump-out is usually part of it, so budget for both the inspection and the pumping.
- Paperwork matters. Gather pumping receipts, repair records, and your permit and diagram.
- A bad result is not a dead deal — but a surprise in the final week can be.
What Buyers and Realtors Need to Know
The inspection answers the questions that matter: Is the tank sound? Is the field absorbing? Is the system sized for the home, or has it been neglected? Put the inspection on the checklist the day the contract is signed, not on appraisal day.
Inspectors book out from April through September, so early scheduling is not a nicety — it is how you protect the closing date. And ask whether the system is conventional or alternative. Alternative systems require a maintenance contract and regular inspections with reporting. Confirm the contract status before closing.
Timing Against the Closing Date
Work backwards from closing. If you are closing in 30 days, the inspection belongs in week 1 or 2. Inspections are done by independent local companies, licensed by DPOR/VDH as applicable, and findings go to you and your agent.
How This Works
Rockingham Septic Pros is an information and referral service owned by Branch and Vine Capital, LLC. We don’t pump tanks ourselves. We connect you with independent local companies, and those companies perform all work under their own licenses and insurance.
Or use the short contact form below. Tell us your closing date and flag the deadline in the urgency field — deadline-driven requests are matched first.
